The Service

What your lawyer does when you invest.

Six legal steps we handle on every property investment — for citizenship or for returns.

NLI Global lawyer and client — legal representation for a Turkish property investment
01

Title Deed (Tapu) Check

We confirm the seller is the true legal owner and the property is correctly registered — with no surprises on the title.

02

Full Due Diligence

We check for mortgages, debts, liens, zoning problems, and whether the building holds its occupancy permit (iskan).

03

Contract Review & Drafting

We draft or review the sales contract so the terms, payment schedule, and your protections are watertight before you sign.

04

Official Valuation

We arrange the government-approved (SPK) appraisal that sets the property's real legal value — the figure that actually counts.

05

Secure Payment

We structure milestone-based payments that follow Central Bank rules, so your investment is protected until the transfer completes.

06

Title Transfer at the Land Registry

We handle the Tapu transfer for you — and can complete the entire purchase by power of attorney, without you travelling to Turkey.

Why a Lawyer

Why you should work with a lawyer when investing in Istanbul real estate.

You need legal protection to reach your investment goals — whatever they are.

Investing for citizenship? A lawyer is a must.

Only a lawyer can confirm — before you pay — that the property meets every legal condition for citizenship. If it doesn't, the application fails. We check every requirement first, so your investment counts.

Investing for returns? A lawyer still protects you.

Even when citizenship isn't your goal, a lawyer verifies the title, keeps the transaction secure, and safeguards the money you put in — so your purchase is legally clean and your rights are protected.

Already have an agent? You still need a lawyer.

An agent finds and sells the property. A lawyer works only for you — reviewing the contract and protecting your side of the deal before you sign. The two roles work together; one doesn't replace the other.

Independent Legal Help

Independent legal representation — working only for you.

To qualify for citizenship, a property must meet strict legal rules. As an independent law firm, we verify every one of them and represent your interests from the first check to the final decision.

NLI Global attorneys providing independent legal representation in Istanbul

We answer only to you. You engage us on a fixed fee, so our only job is protecting your interests — through the purchase and the full citizenship application.

We stay with you to the end. We don't step away after the purchase — we prepare, file, and follow your application until the authorities decide.

We confirm the real value. Before you pay, we make sure an official government-approved appraisal meets the $400,000 threshold — not just the asking price.

The property must qualify — confirmed by official valuation.

Before you pay, a government-approved appraiser must confirm the property's official value. If the appraisal comes in below $400,000, the property does not qualify — no matter what price you agreed to pay. We check this before any payment is made.

Talk to a Lawyer Before You Invest NLI Global — Turkish citizenship by real estate frequently asked questions
I already have a real estate agent — do I still need a lawyer?

Yes — they do different jobs. An agent finds and sells you the property. A lawyer works only for you: confirming the property legally qualifies (the right official value, a clean title, an allowed property type), reviewing your contract, and filing your citizenship application correctly. An agent's own lawyer typically represents the seller, so having your own independent lawyer protects your side of the deal.

What is the minimum investment amount?

The legal minimum is $400,000. This is based on an official government-approved valuation, not the asking price. You can combine more than one property to reach this amount.

Do I have to live in Turkey?

No. Turkish law does not require you to live in Turkey, before or after you get citizenship.

Can my family apply with me?

Yes. Your spouse and children under 18 are included in the same application.

Can I keep my current passport?

Yes. Turkey allows dual citizenship. Please also check if your home country allows it too.

How long does the process take?

It usually takes 8 to 12 months. The exact time depends on government review.

Can I sell the property later?

Not for the first 3 years. This rule is noted on the title deed. You can rent the property out during this time. After 3 years, you can sell it.

Why does the official property value matter so much?

The government only accepts the official appraisal value, checked before you pay. If you agree to pay $400,000 but the official appraisal says less, the property does not qualify. We check this before you sign.

What does an independent law firm actually do for me?

We check the title, confirm the official property value, write your contracts, and represent you with the government — all working only for you.
